1. What is your budget?
Contact your Mortgage Broker to start the loan process. A proper budget is a key factor before deciding to build and budgets can easily be drained if you are not careful. For example, when choosing materials, you may be tempted to choose a full stone façade, cedar shake siding or a standing seam metal roof until you realize the cost factor. A good, experienced builder will guide you from the beginning of the design process to make sure your budget meets your design requirements.
2. Have you purchased land to build your house on?
If not, we suggest researching the area you would like to live and purchase a piece of land. Some builders may have land/home packages available to purchase.

3. Who is your builder?
This is the single most important decision in the building process. We highly suggest doing your homework and research on your builder. Make a list of all potential “reputable” builders. Schedule an in-person interview with them, ask questions and get references. Hopefully, this will help you get to know them to see which ones are a “good fit” for you. Follow up with the references. Ask simple questions like; “Are you happy with your home?” “How was the communication during your build process?” “Have you had any problems with your home, if so, how were they addressed and fixed?”
4. Do you have house plans?
If not, research online to find your style, make Pinterest boards, gather ideas, likes and dislikes.
5. When would you like to start building your home?
If you have a timeline, discuss that with your builder. Have open conversations regarding all expectations from the start. A reputable builder will not over promise.
