Design and Planning
Do I need to have blue-prints to start?
No. However, we do ask that you send us photos of what you are looking to do so our initial meeting is a success!
What is the time-frame of designing the blue-prints of a home?
Typically 4-5 months of design time goes into creating a final set of blue prints. At the end of this process these blue prints are ready for the permitting.
How long is the permitting process?
Approximately 6 weeks after submittal. This depends on the scope of the project, the time of year and county/city approvals.

What is your Process? What should I expect?
Our Proven Process
We encourage every client to trust the process—a structured, collaborative journey that leads to exceptional results.
1. Introduction
We begin with a scheduled call to discuss your goals, timeline, and project needs. A follow-up survey helps us prepare for your first meeting with our builder.
2. Initial Meeting
In a 2–3 hour session with our builder and leadership team, we explore your vision and provide ballpark pricing using our tiered square-foot system.
3. Pricing
We present a preliminary estimate. No contract is signed yet—just hourly consulting. If you move forward, we apply this toward your build.
4. Design Phase
Over several meetings at our Lewes, DE design center, we collaborate on floor plans and ideas. Plans are refined and drafted over 3–4 months.
5. Interior Design
Midway through design, we introduce our interior designer to create a vision board aligned with your style before final plan edits.
6. Contract & Final Plans
Once designs are complete, we draft your contract, detailing materials, allowances, and final pricing.
7. Permits & Selections
While waiting on permits, we begin selecting finishes and ordering key materials like framing and trusses.
8. Pre-Construction Meeting
Our full team—including carpenters and designers—reviews plans and schedules the groundbreaking.
9. Construction
With construction underway, we guide you through scheduled walkthroughs and progress updates until you move into your custom home.
Do you handle permitting and inspections?
Yes, we manage the permitting and inspection process to ensure compliance with local regulations and building codes.
What is your approach to energy efficiency?
We incorporate energy-efficient features into every home we build, including high-performance insulation, efficient HVAC systems, and sustainable materials. This is discussed during our design phase with our builder.
